Fischer Crossings rezoning requested

It may be just a small rezoning request, one that would rezone 1.38 acres on the northeast corner of the Fischer Crossings commercial development at Ga. Highway 34 and Fischer Road to make way for a short loop road. But if approved by the Coweta County Commission after a public hearing in mid-December it will signal the first improvement of the property since the rezoning for the large retail center was approved in spring 2011.

The large northeast corner of the Fischer Crossings retail development at Hwy. 34 and Fischer Road is currently the home of NCG Cinemas. What looked last year like the arrival of Kohl’s and other retail businesses eventually altered when their business climate worsened and the projects were put on hold. Today the property has changed hands and is owned by Fischer Partners, LLC. Fischer Partners wants the small acreage just north of the former proposed Kohl’s store (across Fischer Road from the Sam’s Club) to be rezoned to add a loop road not included in the original rezoning.

Coweta County Planning Director Robert Tolleson in an Oct. 31 letter said when the original rezoning was submitted for development Kohl’s did not want to own this portion of the Loop Road so it was not included in the rezoning application.

Now that one developer, Fischer Partners, LLC, owns the whole project and is developing it as one master development, the applicant would also like to rezone this portion of the road, Tolleson said.

The Coweta County Planning and Zoning Department is recommending approval of the rezoning request. The recommendation noted that the proposed use is compatible with the adjacent and nearby commercial developments and is compliant with area land use policies.

Fischer Partners, LLC has not commented on any potential development that might be forthcoming.

NCG theaters at Fischer Crossing opened in spring 2011 and was preceded by the opening of the Sam’s Club store in January 2011.

Pertaining to the northeast section of Fischer Crossings, the permitted commercial development would total approximately one-quarter million square feet at build-out.
